The Naples Continental Club, on Gulf Shore Boulevard North, an eight-story structure comprising 128 units, faced one of its most formidable challenges when Hurricane Ian swept through, causing significant damage to the grounds and first floor.
The hurricane’s impact raised questions about the future of this iconic building. Amidst offers to purchase the property and start anew, the board and owners made a resolute decision to fully restore the Naples Continental Club building and grounds. The decision was not taken lightly, as it involved considerable financial investment and time. The reconstruction effort was significantly delayed due to contractor issues.
The building, constructed in 1971, is on deep pilings that played a crucial role in preventing significant structural damage. However, portions of the non-load bearing concrete “slab” were damaged during Ian and required replacement. As opposed to patching damaged portions, the board decided to replace the entire first floor slab and thereby strengthen the building at the same time.
The ground floor that sustained the most damage was meticulously brought up to and often exceeded current standards, ensuring the building would be safer and more resilient in the face of future storms.
Elevating and replacing the electrical infrastructure, plumbing, and fire alarm and fire suppression system was another critical step to preventing damage from future flooding. The stormwater management system and first floor glass window and door installations also received much-needed upgrades.
Currently, the association is actively collaborating with the City Building Department to explore additional flood mitigation measures, to protect from future storms
In comparison to Ian the damage from Hurricanes Helene and Milton was minor, consisting mainly of sand-related issues. Still to be completed, yet currently being worked on is the pool.
The building re-opened to residents in the fall of 2024. The first floor project is expected to be completed this month at which time the building will be completely open to residents and guests.
This achievement is not just a physical reconstruction but a testament to the spirit of the Naples Continental Club community and its board. Congratulations to everyone who played a part in the rebirth, marking a new chapter in its storied history.
