In response to the tragic Surfside condominium collapse in 2021, Florida significantly revised its building safety regulations a year later through the enactment of Senate Bill 4-D. The legislation established stringent requirements for mandatory structural “Milestone” Inspections for aging coastal condominiums that are 25 years or older and three stories or more in height.
Last summer, the City’s Building Department identified 245 buildings in Naples that required Milestone Inspections. Condo associations were given to the end of the year to have their inspections completed and to file their reports. According to the Building Department, 195 buildings (80%) had completed and submitted their inspection reports by March 7, 2025. By April 21, that number had improved to 206 (83%). This is quite an impressive tally given that an WLRN report at the end of February suggested that less than 40% of the state’s 12,000 condo buildings subject to the new regulations, had disclosed the results of their inspections.
Building Department staff will continue to follow up on the remaining 36 properties still working through the process. They expect the number of properties that have not reached full compliance to be whittled down to a nominal figure.
